Rusutsu ski resort in Hokkaido, Japan is soon to be the home of one of the most stunning ski-in ski-out villas in the world.

NOT A HOTEL, designed by the globally award-winning architectural team at Snøhetta, is no ordinary villa. With eight bedrooms and four bathrooms and a dedication to post-ski wellness that’s truly inspiring, NOT A HOTEL Rusutsu will open in 2028/2029.

Expect 1200 square metres of curved concrete that reaches for the snow-laden skies of Hokkaido from atop of Rusutsu. Floor-to-ceiling glass ensures spectacular views within the thoughtful mix of spaces designed for dining, lounging, rejuvenating and more.

Skylights ensure light that soothes, suspended chimneys provide radiant glow and the indoor/outdoor onsen style baths mix with meditation soaking and a jaw-dropping infinity pool.

Add a ski-in ski-out lounge with ski storage to make the most of the slopes outside the villa.

NOT A HOTEL comes with a team of staff to ensure spa treatments, private dining, concierge and more.

How do you get “in” on NOT A HOTEL? The concept is simple. All NOT A HOTEL properties offer fractional ownership and 30 days of use for each owner.

The Rusutsu project has an AUD$12million (USD$8m) price. Fractional ownership will, theoretically, be around $1million to claim the keys to the door.

Snøhetta are a Norwegian firm dedicated to sustainable design and count the Bibliotheca Alexandrina in Egypt, the Norwegian National Opera, the September 11 Memorial Museum Pavilion in New York as projects.
